Four things international students usually learn the hard way.

Queue days decide, not speed

Most student rooms and flats go to the applicant with the most days in that landlord's student queue. A listing is often open for only a few days, and an alert within minutes does not move you up the queue. What it does is make sure you never miss a listing you could have won. Register in each student queue as early as the landlord allows: your days only start counting once you are in.

Membership and study rules

Many student landlords ask you to be a member of a student union (kår) or, in Lund and Uppsala, a nation, and to study at a minimum pace to apply or to keep your queue days. The rules differ per landlord and change between terms, so read the landlord's own rules before you count on a place.

Your university may house you first

Several universities offer rooms to some admitted international students, often exchange and fee-paying students, through their own housing office and application window. That housing is booked through the university and is not in our feed. If you are eligible, apply there first.

Personnummer and BankID

You do not need either to use Bostadsögat: an email address and a payment card are enough. Many landlords, however, ask for a Swedish personnummer or a samordningsnummer (coordination number) to accept an application or sign a contract, and some log-ins use BankID. Some student housing companies have their own process for international students. Check what each landlord needs before you rely on a listing.

No queue days needed

The alternative: first-hand flats without a queue

If you arrived this year, you have few or no queue days. Alongside the student queues there is a second route: ordinary first-hand flats let by first come first served, lottery or landlord’s choice. They need no queue days at all, and every filter gets them. They go fast, often within hours, which is where an alert within minutes helps. Right now 348 of them are open in our regions.

Be realistic: these are regular flats on regular terms. Landlords usually check income, often around three times the rent, or accept proof of funding such as a scholarship or a guarantor, and many run a Swedish credit check.

Rental scams target new students

Every term, fraudsters advertise flats that do not exist, or are not theirs, to people who cannot view them first. Walk away if you see any of these:

  • You are asked to pay a deposit or several months of rent before you have seen the flat or signed a contract.

  • The "landlord" is abroad and offers to send the keys once you have paid.

  • The rent is well below what similar flats in the area cost.

  • You are sent a link to log in with BankID or to "verify your credit" through someone else's site.

  • You are pushed to decide today, and questions go unanswered.

The Swedish Police describe how rental scams work on their page on advert fraud (in Swedish, see “Lägenhetsbedrägeri”). If you have been scammed, contact your bank first, then report it to the Police or call 114 14.

Bostadsögat links you to the landlords’ and platforms’ own listings and never handles money, deposits or contracts. We will never ask you to pay for a flat or to log in with BankID. That does not make every listing on every platform safe, so the rules above apply everywhere.

Is Bostadsögat in English?
This page is. The account, the filter form, the alert emails and the iOS app are in Swedish today, and listings are shown the way the landlord wrote them, which is usually in Swedish. Do I need a personnummer or BankID?
Not for Bostadsögat: you sign up with an email address and a payment card. To apply for a flat it depends on the landlord. Many ask for a personnummer or a samordningsnummer and run a credit check, and some log-ins use BankID. Some student housing companies have a separate process for international students. Read the requirements on the landlord's page before you apply.
Will Bostadsögat get me student housing faster?
Not in a student queue. Queue-based student housing goes to the applicant with the most queue days, and an alert does not change that. What we do is tell you the moment a listing is published, so you never miss one you could have won, and show you the queue-free flats where applying early does matter. Register in the student queues as early as the landlords allow.
Which student housing do you watch?
Right now we see student housing from, among others, SGS Studentbostäder, AF Bostäder, SBS Studentbostäder, SSSB, K2A, Boplats Syd, ByggVesta and Qasa, in Stockholm County, Greater Göteborg and the Malmö and Lund region. The list is built from the listings that are live, so it changes as landlords publish. University housing offices are not included: that housing is booked through the university.
Which cities do you cover?
Stockholm County, Greater Göteborg and the Malmö and Lund region. One account and one price cover all of them, and you choose the municipalities you want to watch. Other student cities, such as Uppsala, Linköping and Umeå, are not covered today.

How do I spot a rental scam?
Never pay a deposit or rent before you have seen the flat and signed a contract. Be wary of landlords who are abroad, rents far below the area's level, BankID log-in links and pressure to decide today. The Swedish Police describe the common rental scams on their page on advert fraud (in Swedish), and you can report fraud by calling 114 14.
Can I start before I arrive in Sweden?
Yes. Register in the student queues and set up your filters from anywhere. Bear in mind that many landlords need a Swedish ID number or want to show the flat before you sign, so for the queue-free flats the practical window often opens once your paperwork is under way.
