Why the Swedish rental market is brutal for expats

  • Bostadsförmedlingen's queue: 9–15 years. You can't catch up.
  • Most landlord websites are Swedish-only, slowing you down.
  • Listings disappear within 1–2 hours — manual checking doesn't work.
  • Relocation agents charge 15 000–40 000 SEK for the same monitoring.
  • Many landlords require personnummer you don't have yet.

How Bostadsögat works

Frequently asked questions

Can I rent without a Swedish personnummer?+

Yes, via some platforms. Qasa and Samtrygg accept samordningsnummer (coordination number) and foreign IDs. Larger landlords like Heimstaden typically require personnummer. We clearly label which sources accept which IDs.

What does a Stockholm rental cost?+

A central 1-bedroom runs 11 000–16 500 SEK/month. A 2-bedroom: 14 000–22 000 SEK in inner-city, 11 000–14 000 SEK in suburbs with good commutes (Hammarby Sjöstad, Liljeholmen, Solna, Sundbyberg).

How long does it take to find an apartment?+

Most users get their first match within 48 hours of signing up. How fast you actually secure a contract depends on your flexibility — broader filters find more matches.

Is Bostadsögat a relocation agency?+

No. It's a self-serve monitoring tool. You apply yourself via each landlord's normal application process. That's why it costs a fraction of what agencies charge.

Is the app available in English?+

The core dashboard is still Swedish-primary but more English content is added every week. Email alerts use the listing's original language (usually Swedish); we are rolling out English summaries.
