First-hand rental contracts in Stockholm

A first-hand contract (förstahandskontrakt in Swedish) is the most secure type of rental in Sweden — regulated by rent-control law, unlimited duration, and full tenancy protection. Here's how they work and how to find one without waiting 9+ years in the municipal queue.

Why first-hand contracts matter (and why they're rare)

  • Full tenant-rights protection under Swedish hyreslag from day one.
  • Rent is regulated by bruksvärde — a cap on what the landlord can charge.
  • You can register your address at Skatteverket and get access to Swedish services.
  • Unlimited contract duration — landlord cannot terminate without cause.
  • Only about 25 % of Stockholm rentals are first-hand contracts available without queue points.

Every scan is labeled

First-hand vs second-hand contracts are clearly distinguished in alerts so you only apply to the type you want.

Speed matters

First-hand listings often disappear within the first hour. Our 3-minute scan cycle plus SMS alerts (Prio plan) give you a real chance.

What counts as a first-hand contract?

  • Contract is signed directly with the property owner — not a sublessor.
  • Full besittningsskydd (right of tenure) from day one.
  • Unlimited duration (not a fixed-term sublease).
  • Rent follows bruksvärde — not market pricing.
  • You can register your address (folkbokföring) at the property.

Frequently asked questions

Is a first-hand contract the same as a 'lease'?+

It's the strongest form of Swedish rental agreement. Stronger than most leases in other countries, because rent is capped and termination by landlord is very restricted.

Can expats get first-hand contracts?+

Yes, though platforms vary on ID requirements. Qasa and Samtrygg are the most flexible — they accept samordningsnummer and foreign IDs. Traditional large landlords usually require personnummer.

Is a second-hand (andrahand) contract OK if a first-hand isn't available?+

Second-hand is fine for short-term needs (under 2 years typically). For long-term stability, first-hand is much better due to rent control and tenure protection.

What's the typical monthly rent for a first-hand contract?+

Because first-hand rents are regulated, they're often lower than market rent for equivalent property. A central Stockholm first-hand 2-bedroom typically runs 14 000–18 000 SEK vs 18 000–25 000 SEK for a similar second-hand market-rate rental.
